South Point Trail I was built as a condominium by Chandler Enterprises starting in 1993.  The Association is comprised of 36 4 plex two story dwelling units in 9 buildings on professionally landscaped grounds.

Our homes have frame construction, vinyl siding and selected homes feature bonus rooms and wood burning fireplaces.

Educational opportunities are provided by the Berea City Schools, which have received numerous awards for excellence. Parochial schools are also close by. Advanced educational opportunities and cultural events are also conveniently accessible thorough the facilities of Baldwin-Wallace and Cuyahoga Community Colleges.

About Condominium Ownership

A condominium is a form of property ownership where the homeowner owns an undivided percentage of the Common Elements such as the structure, landscaping, and driveways as well as the living unit.  The Unit consists of the space bounded by the undecorated interior perimeter walls, the decorating materials applied to the walls and other items within the unit. Condominiums also have property known a Limited Common Elements which are owned by all homeowners, but whose use, maintenance and replacement are exclusively granted to a particular homeowner. These Limited Common Areas, in part, consist of interior walls, windows, screens, ducts, plumbing and utility service lines, patios, exterior and garage doors and other Limited Common Elements that are serve a single unit.

Association Operations

All homeowners are automatically members of the Unit Owners Association and are required to pay a monthly maintenance fee to cover the cost of the operation of the Association and the maintenance of the Common Elements.  The Association is governed by a Board of Directors who administer association operations as outlined in the Declarations of Condominium Ownership, By-laws and Rules.  All homeowners agree by virtue of ownership, to abide by these documents and  covenants that may be more restrictive than single family home ownership.
