Budget

Preparation of the annual budget is one of the primary duties of the Board. It determines the amount of money each owner contributes towards maintaining, protecting and enhancing your property. The budget provides for the fixed costs of Association operations as well as an amount directed to the funding of reserves for future capital expenditures. These capital expenditures include items such as roofs, siding and concrete. It is necessary to fund reserves now to avoid special assessments in the future.

Complaints

We have received complaints that unit owners are not cleaning up after their dogs. Also concerns regarding loud music.  Awaking hours in the City of Berea are 7:00 AM to 11:00 PM.  Contact the police non-emergency number (do NOT call 911) for immediate attention to after hours noise complaints.  All other complaints regarding the violation of Association rules must be in writing.

Maintenance Fee Payments

Maintenance fee payments are due on the first day of the month and are considered delinquent by covenant if received after the 10th. Should an unexpected situation cause a delay in the payment of your fees, please contact us. Do remember, however, that the payment of Association obligations are second only to your mortgage and taxes and cannot be waived, offset or reduced for any reason. Landscaping Committee

A Landscaping Committee has been formed to provide direction to the Board in shrub replacement, mulch installation and the development of an overall landscape plan for the common grounds.
