The Board has adopted the Budget for 2012. Maintenance fees, effective January 1, 2012 are as follows:
Ownership Percentage: 2.525% - $160.00 per month 2.85% - $180.00 per month

Home Refinance Rules Changing - The Federal Finance Housing Agency has developed final revisions for the Home Affordable Refinance Agency (HARP) effective November 15, 2011. The link below is to a press release on the program which provides home owners with loans financed on the secondary mortgage market by Fannie Mae or Freedie Mac to refinance with reduced restrictions and loan to value ratios than had previously been in place. The The Association provides a reasonable level of snow removal services only after snow accumulation exceeds two (2”) inches. Deicing agents are generally not used. The responsibility for the removal of snow and ice at all other times when the Association does not provide services is that of the unit owner. Please report concerns to the Administration with the understanding that we are unable to provide specific services at a particular residence or accommodate personal scheduling requests.

A Proprerty Inspection has been conducted and a few owner maintenance notices have been sent to homes where upkeep items are in need of attention. Please observe the completion date in the notice and contact us for clarification or additional details. Thank you for your general upkeep of the areas around your homes as the number of notices sent this year is significantly less than we have sent in recent years
The Association will take on several maintenance projects during the spring and summer of 2011 which include:
- Spring gutter cleaning
- Repair of low and bare lawn areas
- Installation of mulch
- Pruning of shrubs in June
- Replacement of 2 roofs
- Trim painting - Buildings C & D
- Power wash Buildings C, D and E
- Replacement of certain plants around the gazebo

- Exterior lighting fixtures should conform to a colonial style no more than 12” high
- Patio fences, air conditioner fence screens and fence dividers between driveways must be replaced with wood materials. Plastic composite fences have been considered but the design change has not been approved by the Board.
- Reasonable levels of snow removal services will be perfomed during the winter months of Nobember 1 through April 15.
- Small driveway pavement extensions at the ends of driveways are not to be used as permanent parking spaces. These areas need to remain clear for your neighbor’s access to their garages and for the storage of snow during winter months.
General Community Information
Association Administration services are provided by condohome limited. Please contact the Administration rather than Board Members for service requests, architectural variance requests, correspondence, handling the sale or lease of your home and for answers to questions and concerns about the Association. Please note that all complaints related to violations of the covenants and restrictions or rules and regulations must be in writing Please observe the MONDAY trash pick up schedule by not placing items at the curb before Sunday at 4:30 PM. Tires, batteries and appliances containing refrigerants must not be placed at the curb Pet waste must be removed when your animal deposits it on the property year round. When storing gas grills, it is essential that propane tanks are stored OUTSIDE of the building, Under no circumstances should tanks be stored in garages or in the homes.
The Ohio Fire Code prohibits the use of charcoal and gas grills within 10 feet of any building in a multifamily dwelling. Violations should be reported to the non-emergency telephone number of the Berea Fire Department (440) 826-5880 (Do NOT call 911) South Point Trail residents may now subscribe and receive special resident alerts to notify you certain information of community interest.

Meetings
Annual Association Meeting
The Annual Meeting of the Members of the Association will be held on Tuesday, January 10, 2012 at 7:00 PM at the Berea Library. This meeting is for the election of Board Members and the presentation of reports from the Board as well as any other business specified in the agenda for the Annual Meeting. The attendance of a majority of members is required either in person or by proxy. A proxy permits you to attend the meeting without appearing in person and assigns your voting rights to the proxy holder. Proxies submitted electronically are used for attendance purposes only and are not voted for any other purpose.
Board Meetings
Meetings of the Board of Directors are open to unit owners. Fifteen minutes at the end of each Board meeting is allotted for homeowner participation, where unit owners may address the Board, present questions for later consideration and provide input. The balance of each Board meeting is for the Board of Managers to conduct the agenda related business of setting the policies of the Association. Unit owners may remain in attendance as observers during this part of the meeting, but may not participate in the discussion or action on agenda items. Certain portions of Board Meetings, defined as Executive Sessions, may be closed to unit owners. Items considered in Executive Session include legal matters, personnel issues, certain contractual matters, hearings and consideration of the issuance of sanctions against homeowners for violations of the covenants and restrictions.
